Certifying our new construction projects and major renovations is a hallmark of a best-in-class global real estate development business. Sustainable buildings have been shown to deliver increased asset value and lower operating costs as well as significant environmental benefits.
We have successfully completed 50 sustainable building projects throughout our global portfolio, including many that have been certified to the highest levels. We are committed to seeking certification on new development projects in accordance with recognised regional and global standards. Since 2009, more than half of our certified projects have received Gold or Platinum-equivalent ratings. We continue to seek certification in accordance with recognised rating schemes for our new data centre projects.

In a growing number of markets, certification is becoming an expected feature for project approval by local authorities. Our data centres are designed to require fewer raw materials to construct while delivering industry-leading PUE (power usage effectiveness) levels—resulting in a smaller carbon footprint when compared to similar data centres. Our current standards have delivered data centres with design PUEs as low as 1.12.
In water-constrained regions, we have pioneered the use of highly energy-efficient cooling systems that eliminate the use of water for cooling. These systems reduce demand on municipal potable water systems while delivering best-in-class energy efficiency, taking advantage of “free cooling” whenever conditions are right. This solution has resulted in estimated savings of more than 300 million gallons of water annually when compared to using chilled water systems.
